Floor plans, elevations, sections, and reflected ceiling plans drafted directly from registered LiDAR point clouds. Tighter than a manual measured survey, layered to your office CAD standard, and delivered ready to drop into the architect's set.
The Workflow
Scan first. Then draft.
The scan is the source of truth. We capture every interior space, every visible exterior elevation, and any site features the project needs, then register the scans into a single coordinated point cloud at the building's local datum.
From there we draft. Floor plans first, with walls traced to the scan, openings sized at frame, and finish materials noted where the scan resolves them. Elevations follow, pulled from clipped scan slices so heights, opening locations, and material lines come straight from measurement, not eyeballing. Sections and RCPs round out the set.
The deliverable is a layered CAD set you can plot, import into Revit, or hand to the next consultant. Every dimension carries a known accuracy. Every drawing matches the building as it actually stands, not as it was originally drawn.

Floor plans
Every level of the structure drawn to scale with door swings, fixture locations, and finish breaks. Layered for plot-ready CAD or PDF set production.

Exterior elevations
All visible elevations drafted from the scan with material breaks, opening heights, and grade lines noted. Useful for permitting, facade restoration, and addition design.

Building sections
Cross-sections through the structure showing floor-to-floor heights, structural depths, and stair geometry. As many sections as the project warrants.

Reflected ceiling plans
Ceiling-grid layout, light fixtures, soffits, and beams documented from the underside, captured during the same scan, drafted into a layered RCP.

Site plans (optional)
Site features, hardscape, and adjacent structure footprints captured during the scan and drafted to scale where the project needs the context.

Custom enlarged details
Stairs, restrooms, kitchen casework, mechanical rooms, and any other area worth pulling into a 1/2" = 1' or larger detail at the architect's request.

- Dimensioned to scan accuracy, typically ±1/8" on enclosed interiors, with field-verification notes where the scan couldn't reach

For projects that need a quick schematic floor plan alongside the full as-built set, the Matterport platform extracts one automatically from the scan. As a Matterport Service Partner, we deliver these as part of the same capture, useful for marketing, listing presentations, or any context where a clean schematic carries the conversation.
The full drafted as-built set above is a separate, deeper deliverable, layered CAD ready for the architect's pipeline. The Matterport schematic is the lightweight companion when speed matters.

How accurate are the drawings vs. a tape-and-clipboard measured survey?
A scan-derived drawing is generally tighter than a manual measured survey because the scanner captures millions of points per scan position instead of a few hundred tape measurements. Wall thicknesses, room areas, and elevation heights pull straight from the registered point cloud. Where the scanner couldn't see a surface (boxed-in attic, locked utility room, behind cabinetry) the drawing notes that with a field-verification flag. -
Do you draft in our CAD layer standard?
Yes. Send your office CAD standard, AIA Layer Guidelines, or a sample DWG and we draft the deliverables to match. If you don't have a standard, we deliver in a clean AIA-style layer set that imports cleanly into Revit or other modeling tools. -
Can the drawings be the basis for a permit submittal?
Yes for most jurisdictions in Humboldt, Mendocino, and Del Norte counties, and for the Northern Arizona AHJs we work with. The drawings carry scan-derived measurements with an accuracy note in the title block. For projects that require a stamped survey, we coordinate with a licensed surveyor on the team. -
What's the typical turnaround?
Single-story residential properties: 5–10 business days after the scan, including a draft review pass. Multi-story commercial and historic buildings: 2–4 weeks depending on the level of enlarged detail you want. Rush turnaround available for permit-deadline projects. -
Do you handle 3D BIM as well, or only 2D?
